Credon House & Ossory Road
An innovative solution to turn three previously unviable sites into 26 much needed social rent family homes and 465 purpose built student rooms in Southwark.

This project will transform three formally undeliverable sites into accommodation much needed in the London Borough of Southwark, giving a boost to the Old Kent Road Area Action Plan.At Credon House planning consent was granted for a scheme including 1, 2 and 3 bed homes in 2022 which proved unviable. Summix Capital revitalised the project and were granted a new planning consent in 2026. By adding extra floors they will create 26 new homes, 23 of which will be 4 bed family homes, a much-needed commodity in a Borough with a 5 year wait time for a 3 bed home. Each unit will have a 10m² balcony and access to a rooftop garden and ground floor outdoor play space for children. Alongside the social homes project was a further revival of two more unviable previously consented schemes in Ossory Road. By linking the neighbouring sites, Summix’s thoughtful redesign will create 465 quality student rooms with additional facilities and re-provide 2200m² light industrial space.
Terrapin’s role was to devise a strategy of community, political and key stakeholder engagement to ensure the projects were granted new planning consents. Both locations had received local opposition when they had been granted consent the first time around. By working with LBS, councillors and the local community Terrapin was able to secure a positive vote at committee.
