Reviving a long-derelict cement works in North Kent, Terrapin is helping create a new riverside community of 600 homes, parks, and public spaces. Through creative engagement and strategic planning, we built trust with residents and local leaders to overcome deep-rooted scepticism and unlock regeneration.

Project Snapshot
Transforming a site developers feared to touch in North Kent into a new community. Terrapin are part of the team regenerating this former cement works, derelict for almost 20 years, with tunnels, archaeological remains, cliffs, industrial waste). Our place-making will create 600 new homes, a play park, football pitch, heritage park and promenade along the River Thames. Strategic advice, planning advice, public consultations and community liaison in an area where the local politicians and community are wary of the Ebbsfleet Development Corporation decision makers. To overcome the obstacles we ran children’s art competitions, pioneered a Christmas tree event, ran public exhibitions in the local launderette and introduced Norman and Norma our gnomes who generated interest in future job opportunities for young people.
