The Sidings, Railway Rise

An imaginative transformation of a former brownfield site adjacent to a railway line into 361 student rooms, 51 affordable homes (70% family sized) and 1220m² commercial space.

The Sidings will regenerate a builders merchant’s yard and unused space alongside a railway line bringing footfall to local commerce while meeting many of Southwark’s key planning objectives. The scheme has been carefully designed to meet commercial, student housing and family housing needs with each catered for in buildings which meet their requirements.  There will also be planting and other greening on the site. The provision of 361 specialist student rooms will transform an under used space into a thriving young community which in turn will bring commercial benefit for local businesses.  Southwark has a shortage of social rent family accommodation.  Many students currently residing in Southwark live in houses of multiple occupation. By providing specialist student rooms it is hoped the HMOs will be returned to family use.  At the same time the scheme delivers 51 affordable homes of which 65% will be for social rent and 70% 3 or 4 bedroom units. There will also be 1,220m² of light industrial and affordable workspace.

Terrapin worked on the project form the earliest stage of the planning process devising a strategy for community, political and key stakeholder engagement aimed at bringing the community together to understand the benefits of the scheme. Having secured a positive vote at the planning committee, we worked with the client to facilitate the S106 being engrossed on New Year’s Eve!
